Muscat: A significant milestone was achieved with the inaugural launch of Wadi Zaha, the first neighborhood within Al Ahly Sabbour Developments’ flagship project in Sultan Haitham City, which took place at the Royal Opera House Muscat on Wednesday. This ambitious initiative marks Al Ahly Sabbour’s entry into the Omani real estate market, drawing on three decades of experience in Egypt.
The flagship project in Sultan Haitham City spans approximately 100 acres and symbolizes sustainable urban development. It consists of three neighborhoods—Wadi Zaha, Wadi Safa, and Wadi Tala—each situated on distinct plots. This positions Al Ahly Sabbour as the owner of the second-largest land area in the city, totaling 420,000 square meters. The development will include 3,500 residential units, with a cumulative built-up area of 837,000 square meters.
Wadi Zaha, the first neighborhood, covers 23 acres and comprises 760 residential units, with a total investment of OMR 90 million. It features a built-up area of 158,000 square meters and offers a diverse range of housing options, including studios, apartments, duplexes, townhouses, penthouses, and standalone villas, catering to the varied lifestyles and aspirations of future residents. The master plan, crafted by the globally recognized firm SOM, seamlessly integrates Omani heritage with contemporary design. Wadi Zaha showcases a unique architectural style that fuses modern aesthetics with Omani cultural elements. To enhance the living experience, the master plan includes a variety of lifestyle amenities and facilities, fostering an integrated community that balances nature with urban energy. Amenities such as gyms, private swimming pools, expansive green spaces, retail outlets, healthcare services, and a range of dining options ensure that residents' daily needs are conveniently met within walking distance.
The project incorporates a range of leisure and recreational amenities, including an open-air cinema, children's play areas, cultural centers, and various recreational facilities. This design fosters a vibrant and cohesive community, enhancing connectivity and fulfilling residents' aspirations for a tranquil yet active lifestyle.
