First Villa Model In Sultan Haitham City's Al Wafa District Nearing Completion

Muscat: The construction of the initial phase of Al-Wafa District in Sultan Haitham City is advancing rapidly, with the first model villa expected to be completed within the next two weeks.

Salim bin Ali Al-Siyabi, Chairman of Al-Abrar Real Estate, the primary developer of Al-Wafa District, indicated that the handover of units from the first phase is projected to commence in mid-2026, aligning with the completion of essential infrastructure services such as road networks, telecommunications, water, sewage, electricity, and lighting in Sultan Haitham City.

In a statement to the Oman News Agency, he noted that the Al-Wafa District project is divided into five phases over a five-year period, with an estimated total investment of around OMR280 million.

The first phase, which began in September 2024, includes the development of 470 residential units, comprising standalone villas, townhouses, and apartments of various sizes. There has been significant interest in the second phase villas from both Omani citizens and expatriates following the announcement of their sales last November.

The swift construction progress has fostered confidence among potential buyers, with first phase sales surpassing 96%, and the launch of second phase sales is imminent.

Al-Siyabi emphasized that with the introduction of the second phase, the company has rolled out a range of financial options, extending the financing period to five years from the previous three years, and providing discounts of up to 15% based on the repayment duration, along with special Ramadan promotions for furnishing certain unit amenities.

The Sultan Haitham City project, along with other upcoming urban developments in Oman, is poised to make a substantial contribution to the real estate sector. It addresses the demands of population growth and aligns with Oman's growing reputation as a secure investment destination for both regional and international investors.

Jamal bin Nasser Al-Hadi, the spokesperson for the Ministry of Housing and Urban Planning, stated that the ongoing construction in Al-Wafa District exemplifies a successful partnership between the public and private sectors, thereby enhancing the city’s profile as a developed urban area that caters to future requirements.

He noted that construction activities in the district are progressing rapidly while adhering to the highest standards, ensuring that the integrated infrastructure of Al-Wafa District is fully prepared.

A key government initiative in Al-Wafa District is the establishment of a public school complex, which signifies a major advancement in the public education system in collaboration with the Ministry of Education. This initiative aims to improve the quality of educational services and aligns with the city’s vision of fostering a comprehensive urban environment.

Al-Hadi emphasized that Sultan Haitham City is making steady progress as a model of effective planning and swift implementation, positioning itself as a contemporary urban hub that signifies a transformative shift in urban development.

The integration of meticulous planning and prompt execution is designed to cultivate a balanced environment that fulfills societal aspirations and enhances Oman’s appeal for both investment and residency.

Sultan Haitham City spans approximately 14.8 million square meters, designed to accommodate 100,000 residents across 19 integrated districts. The construction of the city is organized into four phases, commencing from the last quarter of the previous year and extending until 2045.
